What San Jose Homeowners Call Us For
-
We work the underfloor and in-slab ducting common in San Jose's 1950s-70s ranch tracts, where moisture and settled debris build up out of sight.
-
Our trucks carry 16x25, 20x25 and 16x20 filters in MERV 8 and MERV 11, so your system goes back together with a clean filter the same visit.

We clean and reseal galvanized trunk and branch runs on Carrier, Trane, Lennox, Goodman, Rheem and American Standard systems, and we photograph the inside of your ducts before and after.
-
If your flex duct is torn or the insulation is shot, we'll tell you that at the free estimate instead of charging for a cleaning that won't help.

What Happens After You Call Us
- 1
Call and tell us how many supply vents and returns you have, and we give you a two-hour arrival window plus a text when the tech leaves for your address.
- 2
We walk the system first, check whether your runs are attic sheet metal or under-slab, count the vents, and hand you a firm written quote before a single register comes off.
- 3
We clean every run, seal the access cuts, vacuum up after ourselves, run the system so you can feel the airflow, and you pay the quoted number, nothing added.
Call (408) 404-7177 now, tell us your vent count, and we quote the whole job before a single hose comes off the truck.
Air duct cleaning across San Jose and the Santa Clara Valley
A neglected duct system fails quietly. Return leaks pull attic dust into bedrooms. Blower wheels load up with gray felt. Static pressure climbs, the coil ices or short-cycles, and compressors die years early. In mid-century slab-on-grade neighborhoods, underfloor ducting can hold standing moisture after a wet winter. That is a mold and odor problem, not a dust problem, and waiting makes it worse.
We clean residential duct systems as a mobile operation. Trunk lines, branch runs, registers, returns, blower compartments. Work that cannot be done at the house goes off-site. We cover San Jose at the southern end of Santa Clara Valley, at the base of San Francisco Bay, between the Santa Cruz Mountains and the Diablo Range.
Local conditions drive the load. Hot dry summers, a cooling season roughly May through October, and real inland valley heat. Marine influence is weaker here than on the Peninsula. Dry summer dust. Grass pollen off valley and foothill rangeland. Oak and olive pollen in spring. Wildfire smoke episodes late summer and fall.
Housing stock matters too. Postwar ranch and split-level tracts usually run galvanized sheet metal through vented attics. Those attics are dirty and poorly sealed. Newer two-story infill and condo construction often uses flex duct in tight chases, which crushes and sags, collecting debris at the low spots.

Air Duct Cleaning in San Jose: Common Questions
How often should air ducts actually be cleaned?
Most San Jose homes land in the three-to-five year range. Push toward the shorter end if you ran the AC hard from May through October, if wildfire smoke pushed indoor air quality down last fall, or if spring oak and olive pollen gets pulled into a return near a window. Remodels, new pets, and visible dust blowing out of supply registers are the other reasons to move sooner.
What happens during the appointment, and how long are you in my house?
We seal off the system, connect a negative-air vacuum at the air handler, then work each branch run and register with rotating brushes and compressed air so debris travels toward the vacuum instead of into your rooms. A single-story 1950s ranch with galvanized trunk lines usually runs two to three hours. Two-story infill from the 1980s onward, or a second system, adds time. Underfloor ducting in slab-on-grade neighborhoods takes longer because access points are tighter.
Why does one duct cleaning job price out differently than the next?
Register count is the biggest driver, followed by how many systems feed the house and how the ductwork is routed. Attic trunk and branch runs in a ranch home are straightforward to reach. In-slab or underfloor runs in mid-century slab-on-grade tracts mean more labor per foot and sometimes new access cuts. Heavy debris, moisture staining, or ducts that have never been cleaned also add time. We look at the system in person, quote it in writing, and the number does not move after that.
Is the dryer vent part of duct cleaning or a separate job?
Separate. It's a different line with different equipment, and dryer lint is a fire risk rather than an air quality one. Plenty of San Jose customers book both in one visit, which saves a second trip charge. Ask when you schedule and we'll include it on the same estimate.
What do you do if there's mold in the system?
We stop and show you photos before anything else happens. Underfloor and in-slab ducts in older slab-on-grade homes are the usual suspects, since mild wet winters and ground moisture give growth a place to start. Surface growth on sheet metal we can clean and treat. Saturated flex duct or insulated liner has to be replaced, and we'll say so plainly instead of cleaning around it. If there's a moisture source feeding it, that gets fixed first or it comes back.
Do you charge extra for same-day service?
No. Same-day costs the same as a booking made two weeks out, including evenings and weekends. Availability is the only limit, and it tightens during the long cooling season and after smoke episodes. Call in the morning and we can usually get a truck to you that afternoon anywhere from downtown out to the foothills.
