Why San Jose ducts load up with dust in the first place

The valley goes months without rain. Fine roadside dust drifts into attics and gets pulled through leaky returns. Then March through June adds grass and oak pollen. Wildfire ash settles in attic returns and filter cabinets. A bypassed or wrong-size filter lets all of it reach the coil. That is the usual sequence here, not a mystery.

Duct type changes the work. Galvanized trunk-and-branch from the 1950s through the 80s takes brushing and negative air. Fiberglass ductboard plenums cannot be scrubbed hard; aging binder already sheds fiber. Flex duct after about 1990 is thin inner liner over wire. Attic traffic, insulation crews, and solar retrofits crush it, kink it, or pop it off the boot. Sagging runs pond dust in the low spots.

In older slab tracts with in-slab or underfloor perimeter ducting, winter water intrusion is the real issue. Cleaning a wet slab duct accomplishes little. Crawlspace metal rusts where it was never insulated. Rodent nesting near the foothills and open fields is a removal job, not a vacuuming job.

We inspect before quoting, since some of these systems need repair or sealing, not cleaning. If cleaning alone will not fix the odor or the staining, we say so.
