Air Duct Cleaning FAQ — San Jose, CA

Common questions from homeowners in San Jose and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

Do ducts in a San Jose house actually need cleaning on a schedule?

Not on a calendar. Most homes here land somewhere in the three-to-seven year window, and what pushes a house toward the short end is dust load, not time. San Jose sits at the southern end of Santa Clara Valley at the base of San Francisco Bay, ringed by the Santa Cruz Mountains west and Diablo Range east, so dry summer dust and grass pollen off valley and foothill rangeland keep coming in through October. If you've just remodeled, had rodents in the attic, or run the system through a wildfire smoke episode, the clock resets.

Walk me through what you actually do once you're inside.

We open the system and look first: supply trunk, branch runs, returns, blower compartment, coil face. Then we hook a negative-air machine to the trunk line so everything we loosen travels one direction, into the vacuum. Each branch gets worked with rotating brushes or compressed-air whips fed down from the register, and the returns and blower get cleaned separately because that's where the heaviest buildup usually sits. We close up, reinstall registers, run the system, and show you the before-and-after.

How long should I plan on being home for this?

A typical 1950s-70s single-story ranch with galvanized trunk and branch runs in a vented attic runs about three to five hours. Two-story 1980s-2000s infill homes take longer because there are usually two systems, or one system with long vertical runs. Condos and townhomes with short duct runs often finish in two or three hours. We give you a time window when we arrive and tell you right away if something we find is going to stretch it.

Why do two houses on the same street get different numbers?

Register count is the biggest driver, then how many separate systems feed the house. Access matters here: an attic trunk line in a ranch home is easy to reach, while mid-century slab-on-grade neighborhoods with underfloor or in-slab ducting take more labor per run and sometimes need different tooling entirely. Condition changes it too, since ducts holding moisture, rodent debris, or construction dust need more passes than ducts that are just dusty. We look at the system in person, tell you what we see, and you get the number before we touch anything.

Will my living room be torn apart when you're done?

We shift a chair or slide a dresser a foot if it's parked on a register, and we put it back. We don't ask you to empty rooms or disassemble anything. Drop cloths go down at every register and at the equipment, the vacuum runs under negative pressure so dust leaves the house instead of landing on it, and we wipe register faces before reinstalling. The common complaint with sloppy duct work is a gray film on furniture afterward, and containment is how we avoid that.

My air feels off and my laundry takes forever. Which system is the culprit?

They're separate ducts and the symptoms separate cleanly. Dryer vent trouble shows up only during laundry: two or three cycles to dry a load, a hot laundry room, lint collecting around the door seal, a burnt smell. HVAC duct trouble shows up when the system runs, with weak airflow at certain registers, uneven room temperatures, or dust reappearing on surfaces a day after you clean. If both are happening, they're two jobs, and we'll check both while we're on site so you know what you're dealing with.

What happens if you open a duct and find mold?

We stop and show you. Mold shows up most often in the slab and underfloor duct neighborhoods, where moisture sits in the run with no way to dry out, and occasionally on a coil or in a drain pan that's backing up. We don't paint over it or spray something and call it finished, because that leaves the water source doing the same thing next season. Depending on what we find, the honest answer may be sealing the run, a liner, or replacement, and if it's beyond cleaning we tell you that instead of selling you a cleaning that won't hold.

Does a fresh filter go in before you leave?

Yes, standard sizes are on the truck and we install one at the end. Putting a dirty filter back into clean ducts makes no sense. We handle the common filter sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment, and if yours is an odd size or a thick media cabinet we'll tell you the exact spec to order. With a cooling season that runs roughly May through October in this inland valley heat, filters here load up faster than most people expect.

Can someone get out here today?

Often, yes. We keep slots open for same-day work because the calls that come in during a smoke episode or the first real heat stretch tend to be urgent. Morning calls have the best odds. If the day is full, we'll say so straight and book you for the next open window rather than giving you a vague promise.

Where do you travel for jobs?

San Jose and the surrounding communities across the south valley. We work the postwar ranch and split-level tracts, the 1980s-2000s two-story infill, and the newer high-density condo and townhome buildings, so attic sheet metal, in-slab runs, and tight mechanical closets are all familiar ground. The Mediterranean climate here means almost no freeze, long cooling seasons, and oak and olive pollen in spring, and that shapes what we expect to find inside a system. Tell us your cross streets and we'll confirm whether you're in range.
